Loretto sits in the middle of Mandarin on lots generous enough that almost every kitchen here has been enlarged rather than replaced. A wall came out, the room grew toward the back of the house, and the cooking surface moved with it. That single pattern explains most of what we are called to fix on these streets.

Ventilation is the local fault

When a cooking surface moves, the duct has to follow it. In practice the duct usually does not follow it very well. What began as a short run to an exterior wall becomes a longer run with two or three added elbows, threaded through a soffit that was built after the fact, and sometimes reduced in diameter where it had to pass a joist.

A hood rated for a straight run to the outside will move a fraction of its rated air through that geometry, and the appliance itself will test perfectly throughout. The distinguishing question is whether the hood got worse or was always disappointing. Sudden loss of pull points at the blower, the wheel, or a saturated filter. Lifelong underperformance points at the duct.

We measure at the hood and look at the termination outside before condemning anything, and where the duct is the limiting factor we say so in writing. A new blower on a bad duct is money for nothing, and we would rather lose the sale than sell you that.

Islands and downdrafts

Kitchen extensions in Loretto and Egrets Landing usually produced an island, and an island cooking surface has two ventilation options, neither simple. An island hood needs a long vertical run and a clean path through the roof. A downdraft brings its own mechanism, and that mechanism lives in the cabinet below the cooktop where households store things.

A downdraft that rises partway and stops is most often the drive belt or the lift motor, occasionally something wedged in the track, rarely the control. Before we quote a motor we clear the cabinet, because the track is the first thing to check and the cheapest thing to fix.

Make-up air

A high-capacity hood over a professional rangetop can move more air out of a house than the house can replace on its own. The fan then works against a pressure difference it was never designed for, moves less air than the label promises, and can pull outside air back down a chimney or in through a dryer vent.

The homeowner’s version of this symptom is a hood that seems weaker with everything shut. If cracking a window near the kitchen visibly improves the pull, the appliance is healthy and the house needs a make-up air path. That is a genuinely useful thing to learn before spending anything.

What a ventilation visit actually covers

A hood complaint is diagnosed from both ends. At the appliance we take the baffles or filters out and look at what is behind them, because a blower wheel loaded with grease is out of balance as well as out of breath, and it will be noisy before it is weak. The wheel comes off the shaft to be cleaned or replaced, the motor is checked for bearing noise and for the current it draws, and the speed control is tested through its full range rather than at maximum only.

At the other end we look outside. A wall cap or roof cap has a damper flap, and a flap held part shut by paint, by a nest or by its own corrosion throttles everything upstream of it. In-line dampers in the duct do the same. These are the cheapest parts on the whole system and they cause a share of complaints well out of proportion to their price.

Grease is the deposit worth naming on these streets, and it connects directly to the problem above. A hood that is not clearing the air leaves that air in the room, and the film settles on cabinet fronts, on the refrigeration grille and eventually inside the condenser. Restoring the ventilation is therefore not a cosmetic repair. It changes how long everything else in the kitchen lasts.
